Zhejiang's Yiwu sets new record land price 

全國最貴宅地“義烏造”？

?The price for a residential plot in Yiwu, a second-tier city in Zhejiang Province, nudged 40,000 yuan (US$6,153) per square meter at a land auction, setting a new record price for real estate on the Mainland. The sale defied the recent cooling down of the real estate market in China's first-tier cities of Beijing and Shanghai.

The winning bidder Yiwu Modern Real Estate paid 226 million yuan (US$34.7 million) for a 1,500-sqm plot, averaging 39,545 yuan (US$6,083) a square meter at a 347 percent premium to the initial bidding price.

The previous record in was set at 37,000 yuan (US$5,692) a square meter on November 29 last year by a Wenzhou property developer.

Price ceilings have been instituted for real estate transactions in China's first-tier cities including Beijing, Shanghai, Guangzhou and Shenzhen, while land prices in second- and third-tier cities were selling at a more than 30 percent premium, according to data provided by China Index Academy and Tospur Constancy.

Zhang Hongwei, a chief researcher at Tospur Consultancy said, at the current growth rate, Yiwu's real estate could possibly reach 100, 000 yuan (US$15,300) per square meter if allowed to appreciate unchecked.

6月15日，義烏市現(xiàn)代房產(chǎn)以2.26億元的總價(jià)拿下面積僅為1500平方米，最終的樓面價(jià)達(dá)39545元/平方米，溢價(jià)率達(dá)347%。

此前，全國商品住宅用地的成交紀(jì)錄是去年11月29日由溫州房企置信房產(chǎn)創(chuàng)造的，樓面價(jià)高達(dá)3.7萬元/平方米。

中國指數(shù)院和同策咨詢機(jī)構(gòu)提供的數(shù)據(jù)顯示，在北上廣深等一線城市的土地多以底價(jià)成交之時(shí)，二、三線城市尤其是沒有限購令的城市，土地價(jià)格仍有30%以上的高溢價(jià)。

同策咨詢研究總監(jiān)張宏偉甚至表示，按照上述土地成交價(jià)格的上升趨勢，義烏甚至可能會(huì)出現(xiàn)10萬元/平方米以上的天價(jià)住宅。
